What is a DSCR and what do I need?
Debt service coverage ratio: cash flow available for debt, divided by what the debt costs you in a year. It is the single number a credit officer reaches for first. SBA 7(a) lenders generally want 1.15x on the post-close number; conventional bank credit usually wants 1.25x or better.
Does this pull my credit?
No. Nothing is submitted, no credit is pulled, and nothing you type here leaves your browser. It is arithmetic running on your own machine.
Is this an approval?
No — it is the read, not the decision. A real file turns on documents: tax returns, interim statements, the debt schedule, collateral. This tells you which conversation you are having before you spend a month having the wrong one.
What if it says my file will not place?
